Home Information Pack (HIPs)

All vendors of properties that are marketed for sale need to provide a Home Information Pack.

Soames will be using the services of various solicitors to prepare these packs.

Soames will not charge for providing this service as long as the sale of the property is through our agency. The cost of the pack is likely to be in the region of £500 and this will be credited to the fee account on completion of the sale of the property. Properties can be marketed once a HIP has been received by us.

We hope vendors will benefit from being able to rely on a specialist firm of solicitors dealing with this new legal requirement.

Energy Performance Certificates (EPCs)

From October 1 2008, all rental properties require an Energy Performance Certificate (EPC).

This is for new tenancies. Properties currently let do not need an EPC nor if an existing tenant signs a new lease.

The EPC is valid for 10 years.

Soames will be happy to arrange EPC's on behalf of Landlords who instruct us to let their property. The cost will be in the region of £70.
